Yes – utility bills, council tax, broadband and TV licence are included. However, there is a fair usage cap of £200 per calendar month for gas and electricity. In our experience you would not normally exceed this limit. In the event that energy costs exceed the monthly allowance, the excess is calculated monthly and divided evenly amongst the housemates.
Rent is collected by standing order on the first of every month and is paid in advance.

One guest is allowed to stay two nights per week at the sole discretion of Ezelet Limited – this should neither be permanent nor routine and you should first seek prior consent. You’ll agree that uncontrolled limits on guests would put strain on the facilities and harmony of the house, resulting in unhappy housemates. As a matter of courtesy to other housemates, they should receive advance notice of overnight guests.
Smoking is not allowed inside any of our houses, but you may smoke in the garden taking care to prevent smoke entering the house.
How much does this cost?
Yes, in order to progress your application, references will be taken up with your employer, current and previous landlord. For this we charge £150 which is NOT refunded.
No – you only pay £150 for the reference and credit check.
Yes, we take a deposit equal to one month’s rent. Your deposit will be protected by a government approved scheme.
Our minimum tenancy agreement is normally for six months and runs from month to month thereafter. A shorter initial period may be considered to match your work contract.
Yes, all of our bedrooms have locks. We totally appreciate your concerns over security, comfort and peace of mind.
You are legally responsible to pay for the full period of the contract, but in the event that you may wish to end early we will advertise your room and try to re-let it as soon as possible. You will then be charged up to the day your room is taken by a new tenant or in accord with your contract depending on which comes sooner.
After your initial six months’ term, you need to give notice of one calendar month. During the notice period we will arrange viewings with new tenants and alert you at least 24 hours in advance.
Generally, you will be sharing with young working professionals aged 20’s – 30’s, but on occasion may include a mature student or post graduate.
In the interest of comfort, adequate facilities and to avoid overcrowding, we are unable to accommodate couples at present.
A good range of basic equipment is provided which should be adequate, but you may choose to supplement this if you’re a budding chef.

The bedroom is furnished with: a double or single bed with a mattress protector, a wardrobe, a chest of draws, a bedside table, curtains and a lock. In addition, some rooms may have a desk and chair.
